Non-Resident Owners: Withholding & International Compliance

Many of our owners live outside of Canada, and we’re fully equipped to support your unique needs:

• Form NR6, NR4 Slips and Beyond: We’ll ensure all required forms are completed and appropriately submitted with help from your accountant.

Business Licensing: Full Compliance, Zero Hassle​

Every short-term rental in Whistler must have a valid business license. We take the lead on this process to ensure everything is in order:

• Initial Setup: We will gather and submit the required documentation to get your property licensed quickly.
• Annual Renewals: We track expiry dates and manage renewals so you're never at risk of falling out of compliance.
• Fee Handling: While the owner is responsible for the licensing fee, we’ll handle payment on your behalf and include it in your monthly statements for transparency.

Each month, you’ll receive a detailed owner statement breaking down:

• Gross rental revenue
• Management fees and any applicable charges
• Cleaning and maintenance expenses (if applicable)

Many owners like to see all expenses related to their Whistler home in one place for simplicity and easy accounting. In which case, we can take care of any bills such as property taxes, strata fees, tourism Whistler fees, bc hydro and more.

BC Short-Term Rental Registry: New Provincial Requirements​

As of May 1, 2025, the Province of British Columbia now requires all short-term rental properties to be registered through the new provincial registry. This is a legal requirement for operating any nightly rental in BC, and we're here to take care of your registration process. While the owner pays the registration fee, we manage the setup to ensure your property remains compliant.

  Airbnb and other platforms will not list unregistered listings. All hosts must display their provincial registration number, and where required, their local business license number, on each listing. At Harmony Whistler Vacations, we ensure your listings meet every requirement so your rental income stays protected.

Tax Remittance: We Handle It All​

British Columbia has strict tax requirements for short-term rentals, including:

• GST (Goods & Services Tax)
• PST (Provincial Sales Tax)
• MRDT (Municipal and Regional District Tax).

We collect and remit all applicable taxes on your behalf, ensuring full compliance with local regulations.

Year-End Coordination with Your Accountant​

We make tax season easy by working closely with your accountant. Each year, we will:

• Provide annual summaries and revenue reports.
• Assist with preparing required tax documents.
